Can you hold a place before I apply?
Properties are typically rented on a first-come, first-served basis with a completed application and paid fees. We recommend applying promptly to secure the home you want. We expect the deposit to be paid and lease signing scheduled within 24 hours of application approval. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary. Most properties require the first month’s rent and a security deposit (equal to one (1) month’s rent). Some may also request last month’s rent depending on the lease terms. -
How old do you have to be to apply?
Applicants must be at least 18 years old or of legal age to sign a lease. Separate applications are required for all occupants age 18 and older, even if the occupant is not the lease holder. -
Is the deposit refundable?
Yes. Security deposits are refundable provided the lease terms are met and the Move-Out Checklist is completed properly. Charges may apply for unpaid rent, damages, or cleaning. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history qualifications. Cosigners must meet financial criteria and sign the lease agreement with the applicant. -
You have a property I want to rent. How do I apply?
Applications can be submitted online or in person. Online applications are encouraged for faster processing time. A completed application, application fee, and supporting documents (proof of income, ID) are required for processing. -
How do I pay rent?
Rent can typically be paid online via the tenant portal, through bank transfer, or by check/money order, depending on your lease and payment options. We have a secure dropbox where tenants may leave their check/money order after hours. We do not accept cash payments in our office. -
I want to get a pet. What do I do?
Review your lease and contact our team before acquiring a pet. Most properties are pet-friendly, but the pet(s) MUST be approved in writing prior to occupying the premises. In most cases, the pet deposit is equal to ½ month’s rent and is refundable at move-out if there are NO signs of pet. Flea treatment with receipt from provider is required at move-out for all pet-occupied properties. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants are responsible for the lease. If one tenant wishes to stay, they may need to requalify or have a new co-tenant approved by management. -
My lease expiration is coming and I want to move out. What do I do?
We require a 30-day minimum notice before moving out. Check your lease for the notice period and submit your intent to vacate in writing by the required date. -
Who is responsible for paying for repairs & maintenance requests?
We handle routine maintenance, but tenants are responsible for damage caused by misuse or neglect. All maintenance issues should be reported to our office promptly through the tenant portal or by contacting our office.
